Selling your home? Negotiate the commission. It’s never been easier.

The concern facing many broker owners as well as Realtors today is a lack of inventory. Below I have taken a random selection of brokerages known to be active in the residential market. The first figure represents the number of Realtors registered with that brokerage and the second their current number of listings.

18/1, 22/0, 22/12, 48/14, 10/2, 76/6, 10/23, 14/3, 10/23, 62/23, 10/6, 17/3

A dozen brokerages, most boutiques where you would expect the ratio to be much better. The ratio on larger offices (50+) runs around 5:1. For every 5 licenses held the office maintains 1 listing. There are exceptions of course. However very few.

In looking at teams they face the same issue. If you have a low inventory then your leads on buyers is simply not sufficient to support your buyer representatives. Buyer reps then look for other options and you’ve lost a well trained pier.

For Realtors to survive long term the answer is not increasing your marketing budget but taking a close look at their R.O.R on each individual relationship. Not one Realtor who I have met with and has adopted this business strategy is earning less than 6 figures. And teams with multiple buyer representative are able to put more signs on front lawns and increase buyer driven sales. And from what I am hearing……you all want qualified buyers looking to purchase yesterday!

So how does this relate to home owners considering putting their home on the market at this time?  Never has there been a greater opportunity in my over 35 years for a home owner to negotiate the commission with a Realtor prior to giving them the authority to market and sell your home.

An experienced business minded Realtor understands in today’s climate the value of having a sign on your front lawn.  More than ever they are looking for qualified buyers to represent. And you the home owner are aware that homes are often selling prior to being entered on your local m.l.s. and when entered are more often than not receiving multiple offers in excess of the asking price.  So why would you agree to a 4-5% commission on the sale of your home in this market?

Realtors will suggest to you less commission results in less service.  They have been saying that since my first training session in 1983.  It’s simply not true.  Many experienced Realtors will provide full service and more to be given the opportunity to market your home.  And net you and your family more.  Interview one.
